Why this capital gains calculator is different

Both property options

The rules explained
How capital gains tax is calculated
A capital gain is the profit you make when you sell an asset for more than it cost. Subtract the purchase cost, any improvement cost and the expenses of selling from the sale price. What is left is your capital gain.
Whether the gain is short-term or long-term depends on how long you held the asset. Listed shares, equity mutual funds and other listed securities become long-term after 12 months. Property, physical gold and unlisted shares need more than 24 months.
Indexation on property
Indexation raises your purchase cost for inflation using the Cost Inflation Index. Since 23 July 2024 it is only available as an option for land or buildings bought before that date. You can pay 12.5% on the plain gain or 20% on the indexed gain, whichever is lower.
Why the ₹1.25 lakh exemption matters
The first ₹1.25 lakh of long-term gains on shares and equity funds is tax-free every financial year. It resets on 1 April, so booking gains across two years can save tax. Plan equity investments with our SIP calculator.
Capital gains formulas

Bought for ₹30 lakh in FY 2010-11 (CII 167), sold for ₹90 lakh in FY 2026-27 (CII 384).

Can I still claim indexation on property?
Only for land or buildings bought before 23 July 2024, and only for resident individuals and HUFs. You can choose 20% tax with indexation or 12.5% without it, whichever is lower. Property bought after that date is taxed at 12.5% without indexation.

How can I save capital gains tax on property?
Reinvest the long-term gain in a new residential house within the allowed time, or invest up to ₹50 lakh in specified bonds within 6 months of the sale. Both can make the gain fully or partly exempt.
Does the income tax rebate apply to capital gains?
