    Why this tool

A Home Loan Eligibility Check That Works Like a Bank

Banks look at more than income. This calculator follows the same checks lenders use, so your estimate is closer to what you will actually be offered.

    FOIR-based limit

Your new EMI plus existing EMIs must stay within a set share of income, just as banks calculate it.

    Co-applicant income

Add a spouse or parent's income to see how much more you can borrow together.

    Age-based tenure cap

Tenure is limited so the loan ends by the usual retirement age, which many calculators ignore.

    RBI loan-to-value limit

Enter the property price to apply the LTV cap and see the down payment you need to arrange.

    Tenure and rate scenarios

See how eligibility changes across tenures and interest rates, so you can plan the best option.

    Private and instant

No PAN, no phone number and no credit check. Everything runs in your browser.

    How to use

How to Check Home Loan Eligibility

The result updates as you type, so you can test different incomes, rates and tenures.

    1. Choose your employment type

Salaried and self-employed borrowers usually get different maximum ages.

    2. Enter your income

Add your net monthly income and, if you like, a co-applicant's income.

    3. Add existing EMIs and age

Include car, personal and education loan EMIs, and your current age.

    4. Set rate, tenure and FOIR

Use your lender's rate. Keep FOIR on auto, or set your bank's exact limit.

    5. Add the property value

Enter the price to apply the LTV limit and see your down payment. Then copy the result.

    The formula

How Is Home Loan Eligibility Calculated?

Lenders first work out how much EMI you can afford. They multiply your net income by a FOIR limit, usually between 40% and 60%, and subtract the EMIs you already pay.

Next, they turn that EMI into a loan amount using the interest rate and tenure. Finally, the loan cannot exceed the loan-to-value limit on the property.

    Worked example

Suppose you earn ₹1,00,000 a month, pay ₹10,000 in existing EMIs and the bank allows a 55% FOIR. Your EMI capacity is ₹55,000 − ₹10,000 = ₹45,000. At 8.5% for 20 years, that supports a loan of about ₹51,85,388.

For a ₹70 lakh home, the LTV limit is 80%, or ₹56 lakh. Since your income-based limit is lower, your eligibility is about ₹51,85,388, and you need roughly ₹18,14,612 as a down payment.

    Eligibility formula

    Loan = EMI × [(1 + r)n − 1] ÷ [r(1 + r)n]

    • EMI: (income × FOIR) − existing EMIs.
    • r: monthly interest rate, which is the annual rate ÷ 12 ÷ 100.
    • n: tenure in months, capped by your retirement age.
    • LTV cap: the loan cannot exceed the RBI limit on the property value.
    • Eligibility: the lower of the income limit and the LTV limit.

What Affects Your Home Loan Eligibility?

Income and existing EMIs matter most, but lenders also check your credit score, job stability and age. A score of 750 or above usually gets better rates and a smoother approval.

Self-employed borrowers are assessed on average business income from recent tax returns. Meanwhile, the property itself must have clear legal title and approvals.

    Tips

How to Increase Home Loan Eligibility

Add an earning co-applicant, close small loans before applying and choose a longer tenure if your age allows. A larger down payment also reduces the loan you need.

In addition, check your credit report for errors and avoid new credit card applications for a few months before you apply.

Remember: the maximum loan is not always the right loan. Keep an EMI you can pay comfortably, even if interest rates rise.

    FAQ

    Home Loan Eligibility FAQs

Answers to common questions about how much home loan you can get.

How much home loan can I get on my salary?

Banks typically let your total EMIs reach 40% to 60% of net monthly income. For example, with ₹1 lakh a month, no other loans and a 50% limit, you could afford a ₹50,000 EMI, which supports roughly ₹57.6 lakh over 20 years at 8.5%.

What is FOIR in a home loan?

FOIR, or fixed obligation to income ratio, is the share of your income that can go towards all EMIs. Lenders use it to judge whether you can afford a new loan. Higher incomes often get a higher FOIR.

How much down payment do I need for a home loan?

Under RBI rules, banks can lend up to 90% of the property value for loans up to ₹30 lakh, 80% for loans between ₹30 lakh and ₹75 lakh, and 75% above that. So you need at least 10% to 25% as a down payment, plus stamp duty and registration costs.

Does a co-applicant increase home loan eligibility?

Yes. Lenders add the co-applicant's income to yours, which raises your EMI capacity and the loan you can get. Both applicants' credit scores and existing loans are also checked.

What is the maximum tenure for a home loan?

Most lenders offer up to 30 years, but the loan usually has to end by age 60 for salaried borrowers or around 65 for self-employed borrowers. So older applicants get shorter tenures.

What credit score is needed for a home loan?

A score of 750 or above is generally preferred and may get you a lower rate. Lower scores can still qualify, but often at a higher rate or a smaller amount.

Is the eligibility shown here guaranteed?

No. It is an estimate based on common lending rules. Each bank applies its own policy, credit checks and property valuation before approving a loan.

How can I get a higher home loan amount?

Add an earning co-applicant, repay small loans, choose a longer tenure, improve your credit score and compare lenders for a lower rate. Each of these raises the loan you can qualify for.
