Land measurement units in India

India uses a mix of international units and regional ones that grew out of old revenue systems. As a result, the same plot may be sold in cents in Kerala, in gunthas in Pune and in square yards in Delhi. This table lists every fixed unit in the land area converter with its exact size.

State-wise

Bigha size by state

Bigha is the unit most likely to cause costly mistakes, because its size changes from state to state. For example, one bigha in Uttar Pradesh is almost three times larger than one bigha in Himachal Pradesh. Therefore, always pick the right state before you convert bigha to acre or bigha to square feet.

The math

Land area conversion formulas

Every conversion goes through square feet. In other words, multiply your area by the square feet in the starting unit, then divide by the square feet in the target unit.

Acre to cent

cents = acres × 100

Cent to square feet

sq ft = cents × 435.6

Acre to guntha

guntha = acres × 40

Guntha to square feet

sq ft = guntha × 1,089

Ground to cent

cents = grounds × 5.51

Hectare to acre

acres = hectares × 2.4711

Square meter to sq ft

sq ft = m² × 10.7639

Square yard to sq ft

sq ft = sq yd × 9

Kanal to marla

marla = kanal × 20

Worked example: farm land

A 2.5 acre farm is 2.5 × 43,560 = 1,08,900 sq ft. That equals 250 cents, 100 guntha or about 1.01 hectares.

Irregular plots: Heron's formula

Split the plot along a diagonal into two triangles. For each one, find s = (a + b + c) ÷ 2, then area = √(s(s−a)(s−b)(s−c)). Add both areas together.

Who it helps

    NRIs and investors can read land records from any state without memorising local units.
